Inspections
A four-phase look at the house from the inside out: ceiling and wall stains, attic framing and insulation, the roof surface itself, and every flashing and penetration. The output is a written report with photos and a clear verdict: leave it, repair it, or plan a replacement.
Real estate inspections get the same routine, with extra attention to the things a buyer will not see until the first winter.
Repairs
Leak tracing and the fix that follows. Slipped and cracked tiles, wind-lifted shingles, failed pipe boots, chimney and wall flashings, rotted valley metal, and the eave damage that clogged gutters cause. I match materials as closely as the roof allows and replace flashing rather than smearing sealant over it.
If the leak has been running for a while I also check the deck under it, because wet plywood does not announce itself.
Replacement
Full tear-off or, where the deck and existing layer allow it, an overlay. I go through material choices, timelines, the warranty on the product and the guarantee on the labor before you sign, so there are no surprises when the dumpster arrives.
Tile re-lays, where the tiles are reused over new underlayment, are a big part of this work in the valley.
Storm and wind response
Tarping during the event, documentation afterwards, and the permanent repair once things dry out. I write reports that insurers can use and I photograph before touching anything.
Santa Ana season and the winter fronts off the Pacific each bring their own kind of damage, and I have pages on both.
Gutters, protection plan and commercial
Gutter clearing and repair, a yearly protection plan for homeowners who want the maintenance handled, and low-slope commercial work: membrane recovers, drain and curb rebuilds, reflective coatings.
Anything not listed here, ask; if it is on a roof I have probably done it.
How to choose
If you are unsure which service you need, book the inspection; it is the cheapest way to find out and everything else follows from its report. If you already know the roof is at the end of its life, go straight to the replacement conversation, and if water is coming in today, contact me for a tarp before anything else.
